Our approach is straightforward and effective. We handle the process from land acquisition to leasing, ensuring mutually beneficial terms for your company. By purchasing the land and leasing it back to you, we alleviate the burden of upfront capital expenditures, allowing you to strategically grow your brand in Hawthorne, California.

The Process:

1. The franchisee identifies a “for sale” parcel of land for a desired site in their chosen location.
2. FIGCD initiates a non-disclosure agreement (NDA) to safeguard your privacy and location from potential competitors.
3. We negotiate the purchase of land exclusively for the development of your brand. Simultaneously, we draft a proposal for leasing the location based on your preferred structure, whether a ground lease or build-to-suit.

4. Upon successful negotiation of the purchase and agreement (PSA) for the land, a 25% refundable deposit, determined by your annual base rent, secures the deal. This marks the commencement of your concept’s due diligence and design phase. Any additional design services will be outlined under a separate agreement.
5. Our seasoned development team, including architects, engineers, and project managers, will be at your service to guide you through the entire development process, ensuring a seamless journey from start to finish.
